What your fire safety duties actually mean
If you’re a landlord of a multi-occupied residential building, the Fire Safety (England) Regulations 2022 require you to provide residents with fire door and fire safety information, and to carry out regular checks – including quarterly checks of fire doors in the common parts of buildings over 11 metres.
If you’re responsible for a commercial or communal building, the Regulatory Reform (Fire Safety) Order 2005 makes you the “responsible person,” requiring a suitable and sufficient fire risk assessment and the maintenance of adequate general fire precautions. The Fire Safety Act 2021 confirmed this duty extends to external walls, cladding and flat entrance doors in multi-occupied residential blocks.
Since Grenfell, the rules have tightened considerably and now apply at a lower threshold than before: buildings over 11 metres carry additional duties under the Fire Safety (England) Regulations 2022, and the Building Safety Act 2022 introduces further requirements for higher-risk buildings. If you’re unsure which rules apply to your building, a fire risk assessment is the right place to start.

For multi-occupied residential buildings, the Fire Safety (England) Regulations 2022 require you to provide residents with fire safety and fire door information, and to carry out regular checks of communal fire doors. There’s no single fixed interval set in law – the Regulatory Reform (Fire Safety) Order 2005 requires it to be kept “under review,” and reviewed whenever there’s a significant change to the building, its occupancy or its use. As general good practice, many responsible persons review annually. We can advise on a sensible review schedule for your building.

For communal fire doors in residential buildings over 11 metres, current regulations require quarterly checks, with best-endeavours annual checks of flat entrance doors. For other buildings, inspection frequency should follow your fire risk assessment’s recommendations. We carry out both scheduled surveys and one-off inspections.

Yes, in most cases. Fire door repairs – closers, hinges, seals and ironmongery – are among the most common call-outs we attend. For extensive damage, or where a full doorset replacement is needed, we’ll advise on the full scope of work before starting.

No. There’s no call-out fee on reactive work, and no charge simply for attending. Once the engineer arrives and begins work, you’re charged at the hourly rate plus VAT, with a one-hour minimum and 15-minute increments after that. Planned compliance work such as fire risk assessments, fire door surveys or alarm testing is quoted separately.

Yes. After every job we issue a full written invoice showing the engineer’s name, start time, finish time, work carried out, and a breakdown of labour and materials. For fire risk assessments, compliance surveys and planned maintenance visits, we provide a written record suitable for your fire safety logbook.

Yes. All work carried out by GEM 24/7 is covered by an 18-month workmanship guarantee. If anything we’ve fixed fails within 18 months due to our workmanship, we’ll return and put it right at no charge. This is separate from any manufacturer’s warranty on parts, and doesn’t cover certification requirements set by a fire risk assessment.
